Speaking & training

Invite Saif to speak at your next event.

Keynotes, workshops and panels for business owners, industry associations and company teams. After 20+ years in construction, Saif rebuilt his own company, RumahHQ, to run on systems, and wrote the method down as a blueprint, "How to Build a Company that Runs Itself". Every talk teaches a part of it, including what did not work.

Talks

Five talks. One idea.

A business should not stop when its owner stops answering. Every talk teaches a part of the BOS blueprint, comes from a real company, real teams and real cash flow, and is tailored to your audience after a short preparation call.

Signature keynote

Build a Company That Runs Without You.

Why so many good companies stop when the owner stops: the founder trap, what 'a company that runs itself' really means, and how to prove it with an absence test.

Your audience leaves with:

  • The founder trap: why the owner keeps stepping back in, and the decision that breaks the loop
  • What 'runs itself' really means: the six continuities that must hold without the founder
  • The absence test ladder, from one day to one month, and what each step proves
For
SME owners, chambers of commerce, entrepreneur conferences

Your Company Should Not Stop When You Stop Answering WhatsApp.

The five operating cycles and the hand-offs where work gets lost, told through construction: the industry that exercises every cycle at once.

Your audience leaves with:

  • Lead to cash: the hand-offs where work gets lost, and the rule that closes each one
  • Decision rights: authority that travels with responsibility, so staff stop asking before every step
  • The weekly meeting and scorecard that replace the owner's phone
For
SME owners, industry associations (construction, property, services), founder communities

AI on the Ground: Agents with a Site Supervisor.

Practical AI for traditional businesses: technology makes a good process faster; it cannot make a bad process good. Where AI helps, and the guardrail each use needs.

Your audience leaves with:

  • Good first AI uses (proposals, meeting summaries, WhatsApp enquiries) and the guardrail for each
  • Human review at every consequential point: contracts, payments, employment and safety
  • The order: understand and simplify the work first, automate stable steps last
For
Technology and AI events, SME digitalisation programmes, banking and GLC audiences

The 12-Part Operating System Behind a Self-Running Company.

The BOS house, from strategy on the roof to information, governance and improvement in the foundation, and why you install it in order: rhythm and scorecard first, automation last.

Your audience leaves with:

  • The 12 components every self-running company needs, and the question each one answers
  • Scoring maturity 0–5: why the lowest score, not the average, sets your next priority
  • Your own BOS diagnostic, scored in the session
For
Operations leaders, digitalisation programmes, in-house management teams

What I Learned Digitalising RumahHQ (Including What Didn't Work).

An honest account of building the BOS inside a working construction company: what worked, what did not, and the mistakes worth skipping.

Your audience leaves with:

  • Where to start when everything feels urgent: the lowest-scoring component
  • System over heroics: fixing every recurring problem twice
  • How to get a team to adopt a new system and keep using it

Short bio

72 words

Saif Muhtar teaches business owners how to build companies that run without them. After 20+ years in construction, he rebuilt his own company, RumahHQ, to run on systems instead of on its founder, and codified the method in his blueprint "How to Build a Company that Runs Itself": a Business Operating System (BOS) of 12 components, ten stages and 40 modules. Today he teaches it on stage, in workshops and in programmes.

Long bio

151 words

Saif Muhtar is an educator and speaker on business operating systems: how a traditional company stops depending on its owner's memory and phone. He is the author of "How to Build a Company that Runs Itself", a Business Operating System (BOS) blueprint of 12 components, ten stages and 40 modules. He learned it the hard way. Over 20+ years in Malaysian construction, he founded and grew RumahHQ, a design-and-build company with 90+ builders and engineers and more than 230 homes completed. Then he rebuilt it around one system of record, connected workflows and AI agents that work under human approval, with every workflow tested against a written acceptance test before it went live. The blueprint codifies what that rebuild taught him. Today he teaches the BOS on stage, in workshops and in programmes, and writes about founder dependency, management rhythm, decision rights and practical AI for SME owners and their teams.

MC introduction

30 seconds · 68 words

Our next speaker spent 20+ years building houses in Malaysia. Then he did something most business owners never manage: he rebuilt his own company so it runs on systems instead of on him, and wrote the method down as a blueprint, "How to Build a Company that Runs Itself". Today he teaches owners and their teams how to build companies that run without them. Please welcome Saif Muhtar.

Questions organisers ask

What is the speaking fee?

Fees depend on the format, length, location and how much tailoring is needed. Send your event details and Saif will reply with a proposal.

Can a talk be tailored?

Yes. Every talk is adapted to the audience's industry and level after a preparation call with the organiser.

Can the talk be in Bahasa Malaysia?

Yes. Every talk can be given in Bahasa Malaysia, English, or a mix of both.

Does Saif speak outside the Klang Valley?

Yes. Saif speaks in person anywhere in Malaysia, or online.

Is the talk a pitch for RumahHQ?

No. Saif speaks as an educator. RumahHQ is the company where the method was proven and the case study in his talks, not a product he sells.

Does Saif join panels and podcasts?

Yes, on owner dependency, business systems, SME digitalisation and practical AI with human approval.
